Additional Property Attributes

The Nederland Old Town Shop is currently vacant land with a concrete slab from a historic building. The property was developed with a residential structure in 1971 while under ownership of the Colorado Highway Department. The Nederland Fire Protection District took ownership and occupancy of the subject property in 1990, and most recently, the Town of Nederland purchased the subject property in 2001 for use as a public works shop. The on-site structure was demolished in late 2017, though the concrete slab foundation remains. There are existing monitoring wells present on-site that were assessed and are determined dry. Surface soil samples were analyzed for metals and there were no metals detected over screening levels. A soil gas sample was collected near the concrete slab and multiple VOCs were detected above EPA residential RSLs. If the future plan of the property is to remove the concrete slab, it is recommended to remove any contaminated soil and conduct confirmation soil sampling in the area underneath the slab. It is also recommended to conduct additional vapor intrusion sampling inside any buildings. Also, if needed, take vapor intrusion mitigation measures by installing passive vapor mitigation system. The future use of the site is to build a new building and operate as a child care facility.
