Additional Property Attributes

The Subject Property consisted of vacant and/or agricultural land in at least 1938 with a commercial building present on the southwestern portion by 1946. Former occupants of the commercial building included automotive sales and service from at least 1966 until 1987, and general retail stores (plants, pet supplies, clothing, and firearms) from at least 1992 until the site reconnaissance. In 1986, a land disturbance was visible on the eastern portion. Records from the Kalamazoo County Health Department identified a septic system and dry well on the Subject Property. In at least 1999. Records also identified a portion of the southern adjoining automobile salvage yard on the southeast portion of the Subject Property. At the time of reconnaissance, the Subject Property consisted of a firearm retail shop and training center building, with an associated garage on the southwestern portion. The building contained a retail sales area, restrooms, storage/utility closets, and a training center/conference room. The garage consisted of miscellaneous storage. A parking area and access road were south of the buildings. The remaining areas of the Subject Property consisted of wooded land. Dumping of tires and household trash was present on the eastern portion in the wooded area.

Beginning in 1938, the surrounding areas consisted of vacant and/or agricultural land. Residences were present to the north and south by 1946. Commercial developments were present to the south, west, and northwest starting in 1955. Uses included restaurants, offices, and automobile service shops. The area to the south consisted of an automobile salvage yard and garage by 1986, which was no longer present by 2006. A Phase II ESA was completed and documented in a baseline environmental assessment (BEA) in 2021 on the former salvage yard to assess potential contamination. Multiple metals exceeded Part 201 criteria in place at the time of this Phase I ESA in soil and groundwater samples. At the time of reconnaissance, the area to the north was a residence, vacant wooded land, and a cell tower. The area east was vacant wooded and grass-covered land. To the south was vacant wooded land and a restaurant. The area to the west consisted of Portage Road followed by a vacant/under construction commercial building, a restaurant, and a multi-tenant commercial building which housed an insurance office and coffee shop.

This assessment has revealed the following recognized environmental conditions in connection with the Subject Property:
? The potential presence of contamination on the Subject Property associated with the former automobile salvage yard that was to the south and also identified on the Subject Property and former service garage on the Subject Property with a septic system and dry well.
? The potential for migration of known contamination associated with the former automobile salvage yard onto the Subject Property.
