Additional Property Attributes

The Subject Property may have contained a drain or roadway as early as 1938, and was commercially developed by 1955. Former occupants included tool and die shops and machine shops from at least 1959 until 2005. At the time of reconnaissance, the Subject Property was a one-story vacant, commercial building with a lofted area in the western portion, with vacant, grass-covered land on the eastern portion. The interior of the building consisted of a former machine shop, with no equipment present.

Surrounding areas to the north and south were vacant as early as 1938, and were commercially developed by 1952. Occupants included heat treating, metal polishing and finishing, automotive and radiator repair, and concrete block production. The surrounding area to the east consisted of a drain and railroad tracks, followed by residences and agricultural fields. To the west was a road, a railroad was present until removal by 1974, and various commercial operations and potential surficial gravel mining. By 2016, the area to the west was redeveloped with a supermarket and associated gasoline filling station. A subsurface investigation was completed and documented in a baseline environmental assessment (BEA) on the Metalloid Corporation site located approximately 300 feet to the north. Volatile organic compounds (VOCs) and metals exceeded Part 201 cleanup criteria in place at the time of this ESA in soil samples. At the time of reconnaissance, the areas north and south consisted of vacant commercial buildings, vacant land with a drain was to the east, and a supermarket with a gasoline filling station was located to the west.

This assessment has revealed the following recognized environmental conditions in connection with the Subject Property:
? The potential for contamination to be present associated with the former tool and die/machine shop operations.
? The potential for migration of contamination from known and unknown releases on adjacent and nearby sites to the north and south to migrate onto the Subject Property.
