Additional Property Attributes

During the PEA, the property was investigated for metals, total petroleum hydrocarbons (TPHs), semi-volatile organic compounds (SVOCs), polynuclear aromatic hydrocarbons (PAHs), organochlorine pesticides (OCPs), polychlorinated biphenyls (PCB), and VOCs. The PEA indicated elevated levels of metals, oil-range TPH, tentatively identified SVOCs, chlordane, and PCB 1254 were detected in soil matrix samples. The PEA concluded that a response action is required for the property. (PPF - Proposed Valentine Elementary School, 6/29/06)

Former Use: The property consists of three rural residential parcels, totaling approximately 14 acres. Structures on the property include three houses and several storage sheds, all of which were apparently constructed prior to 1960. A diesel-fuel aboveground storage tank and waste-oil containers are located inside one of the sheds. The houses are served by on-property water wells and septic systems. The property was used for agricultural production in the 1930s and 1940s. On-property soil staining, apparently due to petroleum hydrocarbon releases, is present near some of the storage sheds and in an area where drums of acrylic roof coating were stored. Two pole-mounted electrical transformers are located on the property.
