Additional Property Attributes

The PEA investigation included polychlorinated biphenyls (PCBs), metals, total petroleum hydrocarbons (TPH), volatile organic compounds (VOCs), and semi-volatile organic compounds (SVOCs) in soil and groundwater. Based on the findings of the PEA, elevated levels of metals, including arsenic and lead, PCBs, TPH, VOCs, and SVOCs were detected at the property, which warrant additional investigation and/or cleanup. Since completion of PEA, unpermitted hazardous air emissions facility has been identified within one quarter mile of the property. Potential impact on the property is unknown at this time. Former Use: The property was developed and occupied in 1948 by Pacific Electric Motor Company. Operations included manufacturing of specialty magnets, power supplies and components, the repair of motors, generators, transformers, and magnets. In 1975, a 2000 gallon gasoline underground storage tank was installed on the property. The property was recently operated by Bay Area Powder Coatings and Landeros Iron Works. Between 1992 and 1993, a soil removal action for polychlorinated biphenyls (PCBs) was conducted under the oversight of the Alameda County Health Care Services Agency (ACHSCA). From 1995 through 2002, the UST was removed and remedial activities conducted for soil and groundwater contaminated with petroleum hydrocarbons, also under ACHSCA oversight.
