Additional Property Attributes

This property will become part of the 1300 South Lamar development project in which there will be multiple projects on the entire site. Redevelopment will be staged. The first phase is anticipated to begin the 3rd or 4th quarter 2006 and will include a nine-unit condominium development. The completed project is anticipated to include 250 to 350 units and approximately 12,000 sq ft. of commercial or commercial retail. The property is the first transit-oriented development (TOD) project in the Cedars tax increment financing (TIF) district. (PPF - South Side Boutique Hotel, 6/25/2008)

Former Use: Circa 1911, 58,000 sq. ft. 5 story office building structure with an 11,175 sq. ft footprint on a .76 acre parcel. Residential property in 1905, developed wih two interconnected structures that were part of the Dallas Coffin Co. manufacturing, warehousing, and sales operations. From 1946-1960, the structures were used as office warehouse facilities for several companies. In 1960, property functioned as offices and warehouses for Sears, Roebuck, and Co. In 1993, southern warehouse was demolished and that portion of the property was redeveloped as a parking lot. In 1997, the property was purchased by the South Side Plaza, L.P. It is currently a vacant structure that is undergoing renovation.
