Additional Property Attributes

The Phase I Environmental Site Assessment revealed evidence of the following five recognized environmental condition in connection with the property: � There are approximately 24 55-gallon drums labled �Non-Hazardous Waste� stored along the northern property boundary and were covered large weeds. Allwyn Environmental was not able to safely determine the drum contents. The contents of the drums should be properly characterized, the drums should be appropriately removed and disposed, and underlying soil should be sampled and analyzed for volatile organic compounds (VOCs), polynuclear aronmatic hydrocarbons (PAHs), polychlorinated biphenyls (PCBs), and pesticides � A used oil aboveground storage tank (AST) is located within secondary containment in the Road Maintenance Yard. Approximately 10 55-gallon drums approximately 20 containers ranging from 1 gallon to 5 gallon capacities in the secondary containment area. Used and/or waste fluids should be stored properly and soil samples should be collected in stained areas in the vicinity of the used oil UST and immediately surrounding the secondary containment area. � Known soil and groundwater contamination resulting from leaking underground storage tank(s) (LUSTs)) exists at the site. The primary contaminants of concern at the site include benzene, toluene, ethylbenzene, and 1,2-dichloroethane (1,2-DCA) which are present at levels above State of Arizona Aquifer Water Standards (AWQS). The site is being remediated by the Arizona Department of Environmental Quality (ADEQ). � According to site personnel and historical documents, two hydraulic lifts, one which was removed and one which remains on the site, have leaked. Furthermore, site personnel assert that a hydrocarbon odor eminates from the existing hydraulic lift when it is used. Samples should be collected from soil beneath the fluid reservoir and analyzed for VOCs, PAHs, and PCBs. � Soil staining was observed at several locations on the subject property. Soil samples should be collected from the surface and near suface in these areas and analyzed for PAHs and VOCs. The completion of this ESA will assist in future redevelopment of the site, primarily for commercial uses.

Former Use: In the 1950's site was used for automotive garage and 1960's gasoline station. Site currently being remediated by ADEQ. Known soil and ground water contamination being cleaned up by ADEQ.
