Additional Property Attributes

Property has been developed since approximately 1884. The site and surrounding properties have primarily consisted of commercial structures since development. A former service station was located in the eastern adjoining property from 1935-1989. Another service station was located in the westeern adjoining property from 1925-1952. The prospective purchaser was going to remove the asbestos for a clean site. However, the purchase did not go through because the property was determined ineligible for historic tax credits by the State of Missouri, and that was a large piece of the financial feasibility of the project. The property is still for sale and while cleanup of asbestos is not recquired since it is contained within the building and it has NOT been released to the environment, cleanup would be required upon demolition or rehabilitation of the building. The soil and groundwater contaminants were below the MDNR B/VCP cleanup standards, therefore cleanup is NOT required for those media affected.
