Additional Property Attributes

The Property consists of an approximately 7.291-acre Parcel 196-41 at 64 Waterway Drive in Poca, Putnam County, West Virginia. The Property is improved with an approximately 107,000 gross square-foot (ft2) heavy industrial manufacturing facility.

The Property was formerly for agriculture and industrial manufacturing. It appears that the Property was purchased by Union Boiler Repair Fabrication in 1954, by Putnam Fabrication Company in 1972, by Union Boiler Company in 1978 and 1988, by Trojan Steel Company in 1999, by Davis E. Woodell in 2000, by Ohio Valley Bank Company in 2003, by Vossloh Track Material, Inc. in 2007, and by Rocla Concrete Tie, Inc. in 2021.

The Property building is in fair condition and is currently unoccupied.

Intended redevelopment is continued industrial/manufacturing use.

The Phase II dated 7/31/2023 found minor Arsenic exceedance in soil, located in the NW corner of the property. There were groundwater exceedances for lead and napthalene in the southwest corner of the property. These are the only constituents of concern.
