Additional Property Attributes

The site contamination is unknown as a Phase I Environmental Site Assessment has not been completed. Based on preliminary desktop review, historic aerials and city directory listings the site was constructed with a retail/warehouse in the northeast portion by 1941. The building currently operates as a fossil and mineral retail store for the Tucson Gem and Mineral Show (TGMS). The west portion was mixed use of poultry producers and residential by 1946. Based on the construction date, there is potential for asbestos containing building materials and surfaces covered in lead-based paint. Additionally, there is little information indicating the historic operations were petroleum related facilities. The northwest portion is currently a paved parking lot for the TGMS and the southwest portion is vacant graded land used for equipment storage. The north adjoining Tucson House was formerly equipped with a UST system (ADEQ Facility ID 0-008215) along the site's north boundary. According to online records the UST was removed in 1996 and the associated LUST case was closed in 1997. Please note that without obtaining the full Chain of Title and performing a Phase I ESA, Terracon cannot verify the years of operation.
