Additional Property Attributes

Multiple soil borings were advanced on the property in locations consistent with the approximate locations of the recognized environmental conditions (RECs) identified in the previously conducted Phase I Environmental Site Assessment Report(January 2007). Specifically the area of the former underground storage tanks (UST�s), noted to have been removed in 1984 and also two areas (former in-ground hydraulic lift and a floor drain) in the bay areas inside the building. Seven (7) soil borings were advanced. Five (5) in the area of the former UST and two (2) in the interior of the building (bay areas). Using the direct push technologies for the soil borings refusal occurred at depths of 8.5 to 9.5 feet. No groundwater or saturated conditions were encountered in any of the borings. Soil samples from these borings were analyzed for volatile organic compounds (VOCs), semi-volatile organic compounds (SVOC�s, Total Petroleum Hydrocarbons (TPH�s) and Method 8015 Gasoline (GRO) and Diesel (DRO) Range Organics. Clay, weathered shale bedrock, gravel, and sand were encountered below ground surface at the property. The soil samples� analytical results were compared to the Ohio Environmental Protection Agency�s (OEPA) Voluntary Action Program (VAP) Generic Direct Contact Soil Standards (GDCS) for commercial/industrial land use on a point by point single chemical basis and the BUSTR Direct Contact Action Levels for residential exposure categories. None of the chemical detections in the soils exceeded the GDCS or BUSTR standards. While petroleum hydrocarbons were detected in multiple soil samples above laboratory reporting limits, none of the concentrations detected exceeded the BUSTR Action Levels for Direct Contact. Property was acquired by applicant (city of Parma) in 2008. Derelict Building was demolished. total property is awaiting redevelopment

Former Use: This site has a history of use as an auto service station and retail used car lot noted on the Sanborn Insurance Maps since 1950.
