Additional Property Attributes

The property consists of a single 20-acre parcel located within a mixed use area that consist of commercial, industrial and residential properties. The property was used as a pipe fabricating facility, metal fabrication shop, and metal recycling facility from the 1950s to 2002. Phase I ESA activities were performed in March 1999, May 2007, March 2009, and most recently in May 2024. Phase II ESAs were performed in May 2007, July 2007, and July 2009. Additional subsurface investigations and monitoring well installations occurred in July 2009 and November 2009. At the time of the most recent Phase I ESA, there is documented petroleum and chlorinated solvent groundwater concentrations on- and off-site, which exceed Mississippi Department of Environmental Quality (MDEQ) Tier 1 Target Remediation Goals (TRGs). Arsenic and petroleum hydrocarbons exceeding MDEQ Tier 1 TRGs were detected in soil samples collected on site in previous investigations. Free phase petroleum product has been documented in on-site monitoring wells within the main plant building.
