Additional Property Attributes

This site contains one 100,000 sq. ft building previously used as a warehouse for manufacturing and industrial facilities. The site has entered the BVCP for an assessment to determine future use, which is anticipated to be as a warehouse and storage facility used by the State of Missouri. The building was first occupied by Maytag Company (Maytag) until it was purchased by Porite Jefferson Corp. (Porite) in 2002 and used as a manufacturing facility for small metal parts including bushings, bearings, gears, spacers, and structural components for automotive, industrial, agricultural, and consumer products. The long-term manufacturing operations and site reconnaissance are considered to represent a recognized environmental condition (REC) and vapor encroachment condition (VEC) in connection with the property. These items include the lack of information regarding the use of solvents, a sump discharge point, the condition of the battery neutralization pit, and floor staining in pits and rest of the building (petroleum products). Additional investigation is recommended to evaluate subsurface conditions resulting from the long-term manufacturing operations at the subject property.
