Additional Property Attributes

The Property is part of the former Babbitt Housing Area. The Property is relatively flat and covered with native vegetation. There are several old foundations located on the Property. Babbitt was constructed during World War II to provide housing for married civilian workers for the Naval Ammunition Plant, Hawthorne. During the period of 1940-1945, a total of 580 duplexes were constructed in the Babbitt area. There were 19 duplexes and 19 commercial buildings located on the Property. At the conclusion of the Korean Conflict, the Navy began disposing of whole blocks of vacant Babbitt housing units by selling the houses. The new owners were required to remove the structures from the site. By 1964, only 261 of the original 580 duplexes remained. In 1977, operation of Naval Ammunition Plant, Hawthorne, was transferred to the Department of the Army. In 1984, the Army Corps of Engineers began disposing of the remaining Babbitt housing units. Housing units were again sold and removed. The last occupant moved from Babbitt in June of 1987. Some of the buildings not suitable for sale were demolished this included the majority of the commercial buildings. The last buildings were removed in July, 1994. Each house had an underground storage tank used to store heating oil, was painted with lead base paint, and had asbestos containing building material. During the demolition work done in 1994 there was antidotal information that some building debris was buried. The Phase I and Phase II was able to document that there was no buried hazardous material but asbestos scatter was identified on the surface. Now that the environmental issues have been quantified the County hopes to sell the property for redevelopment as soon as the economy rebounds and there is interest in redevelopment.

Former Use: The Property is located in the former Babbitt Housing Area. At the present time it is vacant. The Property consists of approximately 15 acres and is a portion of APN 06-640-15. The Property is located between 20th and 26th Street and US Highway 95 and Lexington Avenue. Babbitt was constructed during World War II to provide housing for married civilian workers for the Naval Ammunition Plant, Hawthorne (Hawthorn Army Depot). The Property was developed with five commercial buildings, and has been used for agriculture purposes. According to the "Environmental Assessment for the Transfer of Ownership of the Babbitt Housing Area Portion of the Hawthorne Army Depot" DDT and other pesticides to include organophosphates may have been used in the agricultural area of Babbitt in the 1950s. Because DDT and organophates may have been used on the Property, the Property�s past use for agriculture is considered a REC for the Property. According to the "Preliminary Assessment Screening No. 38-EH-5034-97, Babbitt Housing Area, Hawthorne Army Depot, Hawthorne, Nevada" dated June, 1996, there were electrical transformers in the Babbitt area that contained PCBs. These transformers were removed between 1992 to 1994, however, no soil sampling was conducted at that time. There is evidences that some of these transformers were located on the Property. The Phase I and Phase II was able to document that there was no buried hazardous material but asbestos scatter was identified on the surface. The County hopes to sell the property for redevelopment as soon as the economy rebounds and there is interest in redevelopment and the asbestos will be cleaned up during redevelopment.
