Additional Property Attributes

U.S. EPA contracted with START to conduct a regulated/hazardous building materials survey under TDD 0003/S05-0003-1804-202. The building was inspected and sampled for presence of asbestos, lead-based paint, PCBs, and regulated materials and universal wastes. The inspection found the presence of asbestos-containing materials, lead-based paint, regulated materials and universal wastes.

Former Use: This property has housed manufacturing facilities since the early 1900s. In 1908 the John Lauson manufacturing company developed the site for the production of farm implements, steam tractors, and gasoline engines. In 1941, the Lauson business became the Lauson Division of the Hart-Carter Company and continued to manufacture gasoline engines. During the early 1940s a small portion of the property contained a shoe factory. The property was acquired by Tecumseh in 1956 and a series of additions were made to the property through 1972. Tecumseh continued manufacturing operations at the property until the summer of 2007 when the property was sold to Heus Acquisitions, LLC later changed to Heus Manufacturing, LLC. Heus operated a contract machining facility at the property. Heus has since left the property and d bankruptcy leaving the property vacant. In 2018 a building materials assessment was completed. Three concrete and three wipe samples were collected for PCB analysis; three air filter samples were analyzed for mold and 487 samples were collected for asbestos analysis. 503 painted surfaces were tested for the presence of lead and the building was inspected for restricted materials and universal wastes. The findings of the building materials survey identified the presence of asbestos-containing materials, lead-based paint, PCBs, universal and regulated wastes, as well as mold.
