Additional Property Attributes

RDC Development, LLC's current plan for this site includes 142,000 sq ft of commercial space, which will bring services, jobs and tax increment to a currently unproductive site. A preliminary plat proposes 4 lots for employment uses, 51 lots for single-family residential development, 3 lots for multi-family residential development and 3 outlots for green space and storm water management.

Former Use: The facility a fertilizer factory was built in the 1940s and was in operation until 2006 when the facility was purchased and closed by Agrium US, Inc. Upon purchase of the site, Agrium continued the clean-up of the site started by Royster-Clark under the WDATCP Agricultural Chemical Clean-up Program. The site was remediated to the point that the site could be closed with the buildings, pavement and pond left in place. Redevelopment of the site will require demolition and additional remediation.
