Additional Property Attributes

Former Use: The Property is comprised of one parcel of land within the northeast quarter of Section 3, Township 11 North, Range 3 West; The Property is comprised of Lots 31 and 32 of Block 15 of the Walnut Grove Addition; Sewer, water, fiberoptic cable, and electric utilities are known to service the Property; The Property is currently vacant; The Property is flat, and the vicinity of the Property generally slopes toward the south; The Property elevation is approximately 1,170 feet above mean sea level (MSL); The Property is currently defined as being in Zone AE floodplain by FEMA, which is defined as being �Areas subject to inundation by the 1-percent-annual-chance flood event determined by detailed methods.�; The Property�s geology consists of Permian-age sedimentary rocks; Soils at the Property are classified as �Urban Land�; No Oklahoma Corporation Commission (OCC) records were found that indicate current or historic underground storage tanks (USTs), aboveground storage tanks (ASTs), water wells, groundwater monitoring wells, or other environmentally-significant features have been located on the Property; OCC records indicate at least 28 oil and gas wells have been historically permitted within a 0.25-mile radius of the Property, most of which are plugged and no longer operating; According to historic sources, the Property was first developed as a residential dwelling in the 1920s. The residential dwelling continued to occupy the Property until the 1980s or 1990s, when the dwelling was razed. The Property has been vacant from the at least the 1990s until the present.
