A risk evaluation was conducted on the property and the conclusions were that RATLs were not required with respect to indoor inhalation of vapor emissions emanating from subsurface soil and gw pathways for residential, non-residential, and construction worker receptors. EDB poses a potential leaching to gw hazard based on soil detection limits exceeding the RUSL, based on gw protection. However, EDB was not reported above the MDL or RUSL in the gw samples collected. Therefore the gw ingestion pathway is not considered to pose an unacceptable risk to potential receptors. The developer Local Construct is interested in purchasing the three contiguous parcels (2800 Fairview, 2901 & 2811 Main St.) and building a mixture of residential, retail, grocer, commercial office, and parking on the sites.

Former Use: 2811 W. Main St. is currently a bare parcel the city of Boise is selling. The property had a motorcycle repair shop from 1956-1976. Chaney Buzz Motorcycles from 1980-2010.
