Additional Property Attributes

The owners of Friends of Algiers Village Property #1 are currently studying the property for mixed use redevelopment. (PPF attached to QR 10, 1/1/06-3/31/06) The Phase II ESA reported that recognized environmental conditions identified in the Phase I and Phase I Update (both paid for with private funds) which included potential groundwater contamination from off-site sources, gasoline contaminated soil found in the property vicinity, and soil staining, did not signifcantly impact the property. The owners of the property are currently studying the property for mixed use redevelopment. (PPF attached to Final Report, 10/1/03-9/30/06)

Former Use: The property is located in Algiers Village in the Town of Guilford. It is triangular in shape, except where divided by a separate residential parcel. The property is bounded by Broad Brook to the south. It is located in a mix of commercial and residential development. There are 5 buildings on the property. The pole building is currently used to store used cars for sale by a car sales company with offices in an adjacent building. The Cletrac Tractor Garage is a long concrete block building with 2 stories. It is empty except for some tires and bicycles stored in one end of the building. The Grist Mill was the site of a General Store though the building housing the store is now gown. A two-car garage is currently empty. The fifth structure is a wood d open structure that has a front end loader stored inside the building. There is no water or sanitary service to the structures at this time. Past uses of the property include storage of lumber and other home repair items and applicances from a local sales store, a grist mill grinding grains, general store, and sales and service of tractors. Friends of Algiers Village, Inc. purchased the property in 2005 from Ray Carbonell. Carbonell had owned the property since 1975. As the property was previously 3 properties there are multiple property owners for each of the 3 properties. A Phase I ESA and an update to that assessment were done for the property. The initial Phase I ESA was done in 1994 with the update being done in December 2004 prior to the current property owner purchasing the property. Neither the Phase I nor the update, were funded from EPA Brownfields funds. In 2006, a Phase II ESA was performed. There were no appreciable findings from that investigation.
