Addl Cleanup/Treatment info: On June 25-28, 2019 and July 2, 2019, PM advanced twenty-seven borings (SB-1 through SB-27), and installed nineteen temporary monitoring wells (TMW-7 through TMW-11 and TMW-13 through TMW-27) to a maximum depth of 35 feet bgs to assess the areas of concern identified in PM's February 7, 2019, Phase I ESA. Of the soil target analyte concentrations detected above laboratory MDLs, concentrations of Arsenic, Benzene, Lead, and Naphthalene were detected above the most restrictive EPA MCL based SSLs. Of the soil target analyte concentrations detected above laboratory MDLs, concentrations of Arsenic was identified in soil above the EPA Residential and Industrial Soil RSLs. Of the soil target analyte concentrations detected above laboratory MDLs, concentrations of Arsenic were identified in soil above the MDEQ Unrestricted and Restricted Soil TRGs. Concentrations of the majority of the soil samples collected were reported as below MDLs (or ND). No other soil target analytes detected were above the target levels. Of the groundwater sample concentrations detected above laboratory MDLs, concentrations of Total Arsenic, Total Beryllium, Total Chromium, and Total Lead were identified in soil above the EPA MCL based RSLs. Concentrations of Total Beryllium and Total Lead were detected above the MDEQ Groundwater TRGs. The dissolved levels of Arsenic, Barium, Lead, and Mercury were below the EPA MCL-based RSLs and MDEQ Groundwater TRGs. No other groundwater target analytes detected were above the laboratory MDLs

Additional Property Attributes

Former Use: Standard and other historical sources were able to document that the subject property was historically vacant lowlands until the late 1970s and early 1980s when the Tennessee-Tombigbee Waterway was constructed and dredged sand and gravel were deposited on the subject property. The property remained vacant until approximately 1987 when a wood chip mill was constructed in the eastern portion with a conveyance system from the east adjoining river. A small associated commercial structure was constructed south of the mill and two wet decks were constructed north of the wood mill between 1992 and 1996. The current portable office building was placed west of Industrial Park Access Road between 1996 and 2006. Several structures including ASTs, buildings, and exterior equipment were installed/constructed between 2010 and 2011. These structures were associated with the Kior facility and were used to manufacture biodiesel fuel. Kior ceased operations in 2014 and the equipment/plant was disassembled and demolished. The property has been undergoing final demolition of the remaining building foundations and removal of rebar from the ground surface since 2018.
