Additional Property Attributes

The site consists of an approximate 12-acre parcel of land that is partially developed with two small buildings and an approximate 25,000-gallon Above Ground Storage Tank (AST) and an adjacent rail spur. Prior property owners had been cited for stained soils from off-loading turbine oil on the property, which were removed and samples were collected by NMED with no further action. Another concern is the above ground tank. The Village of Milan has informed the property owner of its interest in purchasing this property for its Milan Industrial Park. RECs:
The first REC is due to historical use of the subject property; there was apparent remediation related to the historical use of the property, but no regulatory agency records were found to provide no further action (NFA) status. According to the user, there was a Phase I ESA conducted for the subject property in 2007 that stated that remediation was conducted at the site to meet the requirements of regulatory agencies; however, the Phase I was not located by the user or the subject property owner, and no records were found at the NMED Ground Water Quality Bureau. Evidence of remediation was observed during the site reconnaissance, but it is unknown whether regulatory oversight was conducted and whether the remediation was conducted to the satisfaction of the agency. The second REC is for the potential for ACM and LBP to be present in the structures at the former offloading facility.
